Position Overview:
Reporting to the Director of Real Estate Finance & Operations, the Manager of Real Estate Finance & Operations is responsible for calculating and distributing Operating Expense Reconciliations and organizing supporting documents and schedules for an international portfolio of commercial real estate. The Manager of Real Estate Finance & Operations reconciles third party association billings, along with overseeing systematic the direct billing automation process. Additionally, the Manager of Real Estate Finance & Operations administers the timeliness of A/R collections and client communication.
Key Responsibilities:
Operations and Recoveries
- Performs technical CAM, Tax, and Insurance reconciliations.
- Ensures accuracy of general ledger information.
- Analyzes Lease data to establish recovery pools.
- Audits tenant ledgers and provides approval for any necessary adjustments.
- Creates amortization schedules, while adhering to GAAP, for the recovery of capital improvements.
- Reviews cash management applications.
- Prepares management reports including, property performance overviews, operating cap analysis, and unpaid charge analysis.
- Performs applicable expense adjustments to maximize annual recoverable income.
- Performs property level analysis and data extraction for Asset Management teams.
- Assists in preparing journal entries, GL account reconciliations and assisting with monthly close processes.
Acquisitions
- Collaborates with acquisition teams to ensure the delivery of accurate, complete, and properly executed agreements.
- Analyzes closing documents and posts all transactions relating to operating expense prorations.
- Audits opening balances for completeness and accuracy.
Accounts Receivable
- Manages the preliminary notice/lien release process.
- Supports A/R collections and ledger audits.
- Collaborates with Lease Administration on tenant invoicing and cash receipting.
- Continuously develops processes and procedures to enhance the accuracy and efficiency of the A/R process.
Management & Leadership
- Provides guidance and support to the Real Estate Finance & Operations analysts.
- Oversees the preparation of tax and insurance recoveries along with direct bill process.
- Sets objectives, observes milestones and monitor goals for a team of Real Finance & Operations Analysts.
Qualifications:
Education and Experience:
- Bachelor’s degree in Accounting, Finance, or related field.
- 10+ years previous commercial real estate experience.
- Thorough understanding of financial statements, commercial real estate concepts and finance/accounting principles.
Knowledge, Skills, and Abilities:
- Must be detail-oriented and possess: problem solving/analytical abilities, time management skills, and critical-thinking ability.
- Ability to comprehend, analyze, and accurately interpret various types of Lease documents.
- Must have a clear and thorough understanding of financial modeling used by Real Estate professionals to value property level performance.
- Working knowledge of REIT industry-specific financial and operating metrics used to gauge and compare performance preferred, such as FFO, AFFO, and occupancy.
- Ability to execute in ambiguous situations and take the lead without explicit instructions.
- Ability to respond to common inquiries or complaints from tenants, regulatory agencies, or members of the business community.
- Highly dependable, demonstrates initiative and strong organizational skills, is detail-oriented, and has a desire to learn and take on increasing responsibility over time.
- Establish and maintain cooperative working relationships.
- Proficiency in Microsoft Office: Excel (V-Look-ups, Pivot Tables, Macros, etc.), Word, Outlook, and PowerPoint.
What you will get in return:
The base salary for this role is in the range of $77,695 - $116,776. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, (dependent on date of hire) to be discussed during the initial phone interview. Base salary and total compensation package determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
