POSITION SUMMARY
The Portfolio Sales Manager is primarily responsible for managing all aspects of the leasing process. They will be responsible for developing and implementing sales strategies and practices based on the needs of the communities, determining community sales goals, and motivating, coaching and monitoring the performance of sales associates to achieve organizational goals.
KEY RESPONSIBILITIES
Under the supervision and guidance of the Regional Portfolio Sales Manager, the key responsibilities of this position include, but are not limited to the following:
- Works in a centralized sales hub and facilitates leasing remotely to maintain established target occupancy for the assigned portfolio on a weekly, monthly, quarterly, and annual basis.
- Proactively manage the sales process by converting leads into leases.
- Understand communities budgeted occupancy, rent and leasing needs to ensure leasing targets are met weekly, monthly and quarterly.
- Schedule and delegate workload between leasing consultants to ensure work is being completed accurately and timely.
- Provide feedback, coaching, and support to the sales to drive achievement of established sales goals.
- Hold one on one meetings with sales staff.
- Maintain in-depth knowledge of each community and apartments within the assigned portfolio.
- Exercise discretion as it relates to confidential resident, property and company information.
- Compliance with company standards as defined in the Human Resources Policy Manual, Sales Playbook, and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA, and EEOC.
SCHEDULE
Position requires ability to work any of the 7 days of the week. It is critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job, including attending assigned training classes. Work schedules and locations are subject to change. Ensure compliance with time management policies including meal and rest periods.
REQUIREMENTS AND SKILLS
- 2+ Years of Sales Management experience in multi-family or related property management field.
- Bachelor’s degree Preferred
- Proven work experience in Sales or Customer service and track record of achieving sales target. Previous phone sales experience is a plus.
- Strong communication skills and interpersonal skills, including phone and email etiquette.
- Friendly and energetic personality with genuine desire to provide outstanding customer service.
- Strong organizational and time management skills.
- Comfortable working in a fast-paced environment.
- Excellent verbal and written communication skills.
- Ability to create, compose, and edit written materials.
- Ability to work in conjunction with company managers, residents and associates.
- Must demonstrate strong interpersonal skills; problem solving skills; and decision-making skills.
- Proficient understanding of the Microsoft suite, familiarity with CRM systems and practices.
- High school diploma or equivalent, college degree preferred.
- Valid driver license and automobile insurance
COMMUNITY OPERATIONS
- Demonstrates proficient knowledge in relation to sales, marketing concepts and plans
- Follows up with prospective leads and maintains a manageable pipeline within company guidelines
- Complies with current leasing procedures
- Remains current on legal requirements for leasing apartments
- Effectively differentiates between typical resident issues and potential liabilities
- Consistently meets company goal of a 6.5% agent lead conversion ratio
LEADERSHIP/PERSONNEL MANAGEMENT
- Interacts productively with coworkers, vendors, prospects and residents in a professional manner
- Able to make quick ethical decisions with little to no direction from manager
- Always maintains a professional appearance
- Fosters a culture of teamwork and cooperation among associates
CUSTOMER SERVICE/MARKET KNOWLEDGE
- Demonstrates effective sales skills over the phone, and through email and text
- Maintains current in-depth knowledge of communities within the portfolio as well as market trends
- Provides accurate information about the communities regarding different floor plans, amenities, fees, and rental options
- Attempts to understand prospect’s needs prior to providing information on apartments and the communities
ADMINISTRATION/OTHER DUTIES
- Adapts to change and follows instruction
- Receives constructive feedback in a professional manner
- Responsible for prospect and application documentation
- Responsible for clear communication with our community management team regarding which units the sales team is targeting
- Completes error free, high-quality work in a timely manner
- Proficient in computer applications and usage as it relates to property management
- Completes all company required training in a timely manner

The salary range for this position is $79,000.00 - $111,000.00 per year. New hires generally start between $79,000.00 - $96,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.
This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
