We have an exciting opportunity for a Zone Maintenance Coordinator in our Health Systems Physical Plant (HSPP), who will be responsible for providing leadership, customer service, and stewardship supporting Facilities Management's goal of providing consistent, cost effective, and reliable maintenance and service. HSPP provides maintenance services and project oversight to over four million square feet of patient care, research, and academic spaces. UVA Health facilities consists of a 700-bed hospital, Level I trauma center, nationally recognized cancer and heart centers, and primary and specialty clinics throughout Central Virginia. The incumbent will utilize a computerized maintenance management system (CMMS) to assist supervisors in scheduling work, monitoring work order documentation for proper compliance with The Joint Commission standards and various other codes. The Zone Maintenance Coordinator helps to reviews job plans, develop, implement, and manage preventive maintenance and life cycle optimization strategies. The Zone Maintenance Coordinator performs annual review of preventive and predictive maintenance programs to ensure current work order system library contains correct frequencies and balanced schedules for assets.
Duties Include:
Acts as liaison between internal and external staff, project managers, contractors, and customers.
Work closely with Compliance Manager to review code required preventive maintenance templates for accuracy of code requirements and proper documenting of applicable codes.
Reviews incoming work orders for appropriate level of detail and clarity, work type, funding, and asset linkage and trends.
Develops schedule with all parties involved.
Performs a variety of administrative duties and special projects including approving payment of contracted services, maintaining departmental project files, maintain departmental spreadsheets, and special projects as assigned.
Reviews completed work orders for appropriate documentation of conditions found, work performed, and purges any completed work orders to maintain workload accuracy.
Trains Zone Staff on fundamentals of scheduling and use of CMMS.
In addition to the above job responsibilities, other duties may be assigned.
Required Qualifications:
Education: High school diploma or equivalent.
Experience: Two years of experience organizing or directing the work of others. Two years using a computerized maintenance management system (CMMS), project management software, or materials inventory program.
Licensure: Valid Driver's license.
Preferred Qualifications:
Four years of employment in the building construction, maintenance, or materials industry.
Knowledge of the various NFPA codes and Joint Commission Standards.
Extensive experience using scheduling software (preferably CMMS-based).
Formal training in administration, database management, and work scheduling.
Considerable experience using databases and/or inventory management systems.
Experienced user of Asset Works “AiM,” Microsoft Access, Excel, or Tableau.
Compensation:
The Anticipated Hiring Range for this position is $24 – $28 per hour ($49,920 - $58,240 Annually). This is a full-time position with UVA benefits. Employee benefits package highlights include:

Physical Demands:
The employee must be able to variously sit, stand, walk, climb stairs and ladders, crawl, stoop, bend, squat, lift, pull, and use both hands-on repetitive tasks (including overhead tasks). The employee must have normal vision and hearing (correctable), color vision, and sense of smell.
