Responsible to lead, direct and manage project delivery in the field including management of all field operations, budget control, and schedule implementation. Support construction management with the overall execution consistent with approved project programs and financial objectives through project turnover to Operations. Ensure that construction requirements, quality expectations, and all other standards are met. Responsible for identifying issues and/or delays and implementing solutions. Establishes and maintains excellent working relationships with all team members regardless of role or level.
Reinvestment construction is primarily focused on maintaining existing community assets, especially for major capital improvements, including re-roofing, decks, waterproofing, windows, and stucco repair, unit interiors, common areas and site improvements. Primary contacts: Property Managers, contractors/vendors, work teams, and community management.
CONSTRUCTION:
- Regular jobsite visits
- Review schedule, subcontractor issues, City issues with General Contractor's PM &
- Superintendent to ensure on time delivery
- Manage Architect issues (RFI's, ASI's, Submittals, etc)
- Manage shop drawing process
- Review Change Order requests with GC's, PM & Superintendent
- Review & initial CO's prior to sign off by Vice President
- Review & initial draw requests prior to sign off by VP
- Review job cost forecast with GC on weekly basis
- Attend monthly budget review meeting
- Monitor GC's site safety program
- Coordinate and lead internal site walks (Framing, cabinets, landscape etc.)
- Monitor/ review Apartment turn and completion schedules
- Manage the acceptance process for completed building interiors/exteriors and site
- items including landscape, street improvements, entries, etc.
- Provide weekly Job Progress Report of work activities including progress pictures,
- 2 weeks look ahead, GC head-count, RFI's, Submittals, etc.
CLOSEOUT / POST-CONSTRUCTION:
- Secure Warranty books from GC
- Secure "As built" drawings from GC
- Manage GC to secure City Certificate of Occupancy, bond release, etc.
- Ensure Notice of Completion filed in a timely manner

- scale unit turns and project execution in accordance with Business Plan
Minimum Qualifications / Other Expectations:
- 4 year Bachelor's Degree in Architecture, Construction Management or Civil Engineering or equivalent
- 3 - 5 years as a project manager in multifamily construction experience with projects over $5 million
- Working knowledge of Microsoft Word, MS PowerPoint, MS Excel, Smartsheet, Google Suite,
Compensation:
Base Pay Range: $106,900.00 - $152,400.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
