Our Impact:
The Surveillance Team within the Asset Management Department of Multifamily is responsible for detecting and managing credit, regulatory compliance, and reputational risk to Freddie Mac that comes from loans or bonds in Freddie Mac Multifamily’s investment, transitional, or specially serviced portfolio. Our team works closely with multiple groups within Freddie Mac Multifamily, in-house counsel, our Optigo customer network, and the US Multifamily industry in general. Through our monitoring of credit quality and performance of our multifamily portfolio, we provide greatest recovery to investors and superior service to Borrower while ensuring compliance with government regulations and/or company policy.
Your Impact:
In this role, you will be responsible for:
- Assessing loan-level risk through analysis of financial and property performance information.
- Reviewing servicer and third-party property inspections for quality control and risk determination; inspect properties throughout US to determine market position, physical condition, management quality. Some travel maybe required.
- Reviewing daily negative news tool information to determine if the property flagged is in a Freddie Mac portfolio and determining appropriate next steps.
- Creating a data storage and tracking methodology for negative news information, actions taken and determine if patterns are emerging.
- Monitoring portfolio performance through review of Watch List, delinquency reports, inspection data, occupancy trends, market information, etc.
- Performing data analysis on global portfolio to provide fact finding intelligence to internal customers and senior management regarding performance of multifamily assets.
- Preparing reports for management, investors, and the regulator.
- Participating in initiatives to streamline business processes and further strengthen portfolio surveillance.
- Performing special projects as assigned.
Qualifications:
- Bachelor’s degree in finance, Real Estate, Business Administration, Quantitative Analysis or related discipline or an equivalent combination of education and experience from which comparable knowledge and skills may be acquired.
- 5 to 7 seven years related experience.
- Ability to successfully manage multiple efforts simultaneously.
- Strong expertise in MS Excel and PowerPoint with ability to create macros, pivot tables, excel functions, charts, etc.
- Experience building and maintaining strong partnerships with internal and external customers.
- Experience with creating executive summaries and presenting to management.
- Proficiency with all Microsoft Office products.
- Strong verbal and written communication skills.
- Ability to prioritize and be self-directed.
- Strong organizational skills and even stronger work ethic.
Keys to Success in this Role:
- Providing superior customer service under pressure while managing a large volume of requests.
- Knowledge of Multifamily Real Estate.
- Basic knowledge of multifamily property inspections and operations.
- Basic understanding of securitized lending structures such as CMBS, and the parties and roles within those structures.
- Understanding of Affordable Rental Housing.
- Familiarity with developing complex spreadsheets including the use of Visual Basic for Applications (VBA).

This position has an annualized market-based salary range of $118,000 - $178,000 and is eligible to participate in the annual incentive program. The final salary offered will generally fall within this range and is dependent on various factors including but not limited to the responsibilities of the position, experience, skill set, internal pay equity and other relevant qualifications of the applicant.
