Summary Description: This position is responsible for performing field work necessary for new property acquisitions within an assigned territory. These activities and negotiations which are related to property acquisitions include letters of intent, contracts, leases, project management, due diligence issues, and other real estate matters. Partners in developing acquisition strategies, market analysis, and research in partnership with field staff and/or brokers. Responsible for collaborating with the Real Estate Leadership in strategy, lease renewals, rebuilds, and implementing the recommendations of the Senior Leadership Team in their area of geographic responsibility.
Responsibilities:
Develops and analyzes data on the desirability of available sites in terms of present and anticipated commercial activity, area demographics, traffic flow, ease of access, site and construction cost, projected sales analysis, local zoning regulations, real estate taxes, etc.
Reviews ongoing projects, provides status updates, examines milestones and introduces new opportunities to Real Estate leadership.
Partners with brokers to source potential sites for new restaurants.
Recommends potential new sites to upper management.
Reviews status of program discrepancies, determines delay impacts and adjusts resources to stay on course.
Visits and inspects prospective properties to determine suitability. Reviews market with broker and operations to select sites based on industry knowledge and company criteria.
Analyzes market and develop strategic plan for short-term and long-term acquisition with Strategy team and Operations to understand potential developments and trends.
Manages relationship with brokers, attorneys, landlords/sellers on potential sites; autonomously authors negotiating letters of intent, leases agreements, and real estate contracts for approved sites.
Communicates with brokers to review ongoing projects and new opportunities.
Collaborates with cross-functional Development team to review ongoing projects and new projects and opportunities.
Assumes additional responsibilities as assigned.
Education:
Bachelor’s degree or equivalent work experience required
Experience:
10+ years’ experience preferably in restaurant industry
Knowledge, SKILLS, AND ABILITIES:
Proficiency in MS Office Word, Excel, Outlook, Power Point and Visio (as applicable)
Proficiency in Workday (as applicable)
Ability to communicate, influence and negotiate decisions while motivating assigned staff
Ability to work in a team environment
Working Conditions/Travel Requirements:
Expected to work the necessary time to satisfactorily fulfill job responsibilities
Must be able to report to work timely and as required by operational/business needs
Must be able to work a full-time schedule and work outside of normal business hours when necessary
Must be able to travel occasionally both locally and long distances (including air travel), to worksites, meeting sites, and other locations
Must possess a valid driver’s license, submit to releasing a Motor Vehicle Record that adheres to the Whataburger standards and maintain current automobile liability at minimum levels in their state of residence
