BASIC FUNCTION:
Under the direction of Director of Maintenance Operations and Construction , plan, organize, control and direct daily custodial and grounds maintenance operations and activities; create and participate in various construction planning and development activities; plan, organize, control and direct; coordinate personnel and communications to meet needs and assure smooth and efficient activities; train and evaluate the performance of assigned staff.
REPRESENTATIVE DUTIES:
ESSENTIAL DUTIES:
Plan, organize, control and direct daily custodial and grounds maintenance operations and activities; establish and maintain custodial and grounds maintenance time lines and priorities; assure related activities comply with established laws, codes, regulations, policies and procedures.
Coordinate personnel and communications to meet needs and assure smooth and efficient activities; confer with staff regarding custodial and grounds maintenance needs and projects; assure proper and timely resolution of related issues and conflicts.
Train and evaluate the performance of assigned staff; interview and select employees and recommend transfers, reassignment, termination and disciplinary actions; develop employee schedules and assign custodial, maintenance and ground maintenance duties.
Coordinate response to custodial and grounds maintenance needs; monitor progress of daily activities and projects Track progress and completion of work orders; inspect completed work and projects for accuracy, completeness and compliance with established standards, requirements and procedures.
Coordinate, direct and participate in the development of funding sources; establish and maintain contact with existing and potential funding sources; provide information concerning grant-funded projects and programs.
Plan, organize, control and direct energy conservation practices; maintain records and files on recovered energy consumption data; conduct surveys and evaluations of facilities to determine their energy efficiency; make recommendations and implement changes as necessary.
Organize and direct custodial activities to assure buildings, facilities and adjacent grounds areas are maintained in a clean, orderly and secure condition; assure proper cleaning of classrooms, cafeterias, lounges, offices, kitchens, hallways, bathrooms and other facilities.
Organize and direct routine general maintenance and repairs to buildings, fixtures, equipment and furniture as directed; coordinate response to maintenance work orders; refer major maintenance and repair needs to appropriate personnel.
Monitor and assure adequate levels of grounds maintenance and custodial equipment and supplies; coordinate the purchase of equipment and supplies as appropriate; direct related inventory functions; prepare and submit bids for equipment and supplies as directed.
Assist in the development and preparation of the annual preliminary budget for custodial and grounds maintenance functions; review and evaluate budgetary and financial data; control and authorize expenditures in accordance with established limitations.
Prepare and maintain a variety records and reports related to custodial and grounds maintenance activities, projects, financial activity, inventory, inspections, personnel and assigned duties.
Provide information and assistance to the Director of Maintenance Operations and Construction regarding assigned functions; assist in the formulation and development of policies, procedures and programs.
Plan, organize and implement long and short-term programs and activities designed to develop assigned programs and services.
Direct the preparation and maintenance of a variety of narrative and statistical reports, records and files related to personnel and assigned activities.
Communicate with other administrators, personnel and outside organizations to coordinate activities and programs, resolve issues and conflicts and exchange information.
Operate a computer and assigned software programs; operate other office equipment as assigned; drive a vehicle to conduct work as assigned.
Attend and conduct a variety of meetings as assigned.
