Assistant Commercial Property Managers needed in the Sacramento, CA area for a growing commercial property management company. These individuals will report to a Property Manager and assist with administration and implementation of tasks and programs for portfolio management and maintenance. Responsibilities:
Assists with property management, maintenance, and construction activities for commercial tenants.
Responds to tenant requests promptly and in a positive manner.
Constantly assesses tenant needs and ongoing contract requirements to ensure problems are being solved promptly, and to the mutual benefit of the tenant and properties,
Prepares and tracks tenant work orders and dispatches maintenance and other services as required.
May be engaged in the selection of contract services, vendor negotiations and develops effective working relationships with vendors, contractors, and tenants.
Daily monitoring of vendor performance to ensure full compliance with standards established in service agreements, including Certificates of Insurance.
May assist the PM in preparing budgets, annual expense reconciliations, time lines and business plans.
Assists in accounting which may include, but is not limited to, completing forms as required, coding invoices, reviewing A/R reports, and assisting in the collection of rents.
May perform daily and monthly property inspections at the direction and guidance of the PM.
Involved in the administration of all tenant leases to assure full compliance with lease provisions, including Certificates of Insurance.
Answers phones, screens calls, transfers callers to voice mail, or takes messages.
Participates in various meetings and trainings as instructed.
Requirements:
Bachelor’s Degree or equivalent work experience.
Minimum of three years of previous property/facilities management/project coordination experience.
Experience in and working knowledge of business or office administration.
Strong skills in MS Word and Excel, and the ability to learn new software programs as needed.
Ability to handle general administration of the property in the absence of the PM, or when otherwise called upon.
Strong and professional written and verbal skills
Ability to deliver superior customer service to tenants and clients.
Ability to maintain an approachable, friendly demeanor when working with competing priorities and demands.
Preferences:
Timberline experience is a plus.
Pay per hour is $27 to $30
Must be able to provide a minimum of two supervisory references and proper documentation to verify eligibility to work in the USA. Other compliance factors may be involved, depending on position including COVID Vaccination/Boosters, clear a thorough drug screening and criminal background check.
