Performs various tasks specifically related to the servicing of all loan types as detailed below. All duties are performed in accordance with established guidelines and policies. Works closely with construction servicing staff, loan staff, loan servicing, and the third-party construction management firm to help support the completion of construction projects on-time and on-budget.
Ensures compliance within all Bank policies and procedures, as well as all applicable state and federal banking regulations.
Essential Duties and Responsibilities:
- Monitor, track, and review preliminary notices and update disbursement log
- Review for updated general contractor information to include general liability and workmen's compensation insurance and updated business licenses
- Obtain construction documents for cost reviews
- Monitor general ledger for inspection and draw fees; update funds collected at closing and monitor fee balances and replenish as necessary
- Review interest reserve logs at least monthly to ensure that interest payments are made in a timely manner. If there are discrepancies work with Loan Help to resolve
- Upload and scan approved and funded draw packages to file
- Review completed draw packages and close out files
- Ensure that closed out loan disbursement packages are complete and ensure that final draw totals balance to FISERV DNA
- In the absence of the appraisal coordinator, coordinate the order and required reviews of appraisal reports
- Help process draw requests
- Minimum of 10 hours CRA volunteer hours per year. Volunteer hours are typically scheduled within business hours. This is compensable time and mileage is reimbursed
- Other duties as assigned
Qualifications of a Construction Servicing Specialist:
- Minimum 2 years banking experience, preferably in a Loan Operations/Servicing function
- Intermediate experience with Microsoft Excel and Word
- Detail-oriented with ability to follow process and procedures
- Basic accounting preferred
- Ability to professionally deal with adverse situations
- Ability to multi-task in a fast-paced environment
Qualifications of a Construction Servicing Specialist II:
- Construction servicing experience or related function required
- 3-4 years’ experience in a Loan Operations/Servicing function preferred
- Advanced experience with Microsoft Excel and Word
- Basic accounting required
- Ability to analyze reports, budgets and timelines
- Intermediate follow up and monitoring skills
- Ability to professionally deal with adverse situations
- Ability to multi-task in a fast-paced environment
Supervisory Responsibilities: This position does not currently have any supervisory responsibilities.
Physical/Mental Demands & Work Environment:
The incumbent while performing this position frequently spends time inputting data, speaking, listening, operating basic business equipment, sitting, walking, standing, reading documents or instruments, detailed work, problem solving, client contact, reasoning, math, language, presentations, verbal and written communication, analytical reasoning, stress, multiple concurrent tasks, and constant interruptions. The incumbent for this position will occasionally lift up to 15 pounds, pull, squat, kneel and reach. The incumbent is in a non-confined office-type setting in which he or she is free to move about at will. The work environment is typically quiet to a moderate noise level.
