We are seeking an Assistant Chief Engineer to join the Brookfield Properties U.S. Office Division in Los Angeles. In this role, you will play a key role in inspiring change and continual improvement. Assist the Chief Engineer to ensure all preventative maintenance is performed according to Brookfield standards including, but not limited to: Angus Anywhere, HVAC and MEP (Mechanical Electrical and Plumbing) systems, EMS (Energy Management Systems), BAS (Building Automation Systems), CRE (Connected Real Estate – building mechanical technology), FLS (Fire Life Safety Systems), Smoke Control/Smoke Evacuation, and Emergency Power apparatus.
Assist the Chief Engineer to ensure that all HVAC systems inspecting and adjusting belts and pulleys, and replacing motors, bearings, shafts, Service, Repair and Maintenance of refrigeration machinery, filter changes, lubrication of and equipment according to Brookfield standards.
Assist the Chief Engineer to ensure and oversee the Angus Anywhere Preventive Maintenance & Work Order distribution. Oversee the general maintenance and operation of the HVAC equipment managing quality control. Ensuring the system is compliant and up to date.
Assist the Chief Engineer to ensure and oversee Energy Management System, Energy Watch, operation of equipment ensuring optimum control of practices. Ensure training is provided and maintained.
Assist the Chief Engineer to oversee Building Automation Management System operation of equipment ensuring optimum control of HVAC Controls building controls practices. Ensure training is provided and maintained.
Assist the Chief Engineer to assist with oversight of all construction Tenant Improvement activities including code compliance/impairments to the fire life safety system, electrical safe off, proper installation & commissioning of the HVAC system components, LEED EBO&M filtering, access points for all Mechanical, Electrical Plumbing HVAC, distribution boxes, etc. Assist with all commissioning of the HVAC system and air balance process.
Assist the Chief Engineer to ensure and oversee the engineering dept. role Tenant Improvement oversight of all requirements of the ACM O & M Plan and Angus Anywhere work order system as it applies to engineering, construction, and abatement activities.
Assist the Chief Engineer to ensure and oversee T.I. reviews, memorializes, documents, and communicates construction documents and provides written reviews to Chief Engineer.
Assist the Chief Engineer to oversee the Construction Department activity. Ensures that pre-construction, field progress review and post-construction checks are performed and documented and provides timely reports on any construction deficiencies and assists in resolving them.
Assist the Chief Engineer to ensure and oversee compliance of all required Code Compliance documentation, reporting and testing of building equipment with the various governmental agencies.
Assist the Chief Engineer to provide input for all future CapEx and OpEx projects that are needed for the building. Assist project deployment, RFP, scheduling, supervision, commissioning and close out as per procedure.
Assist the Chief Engineer to maintain spare parts inventory and order all parts essential parts that are required for various maintenance repairs. Assist the General Manager prepare and execute assigned portions of the operating budget, including HVAC, plumbing, electrical and utilities categories, and assists the General Manager, and the Property Accountant in tracking expenditures, tenant sundry billing, and in managing expenses as per Brookfield procedures. Prepare descriptions for the capital budget of planned or required projects, as assigned by the General Manager/VP, Engineering.
Assist the Chief Engineer to oversee the scheduling and completion of all OSHA required safety meetings. Ensure that all engineers have and use the proper PPE for their assigned work.
Assist the Chief Engineer to oversee and attend regular safety inspections of the workplace environment.
Verify that all newly hired engineers complete the required orientation and training packet.
Assist the Chief Engineer to oversee and ensure that all engineers understand the chiller plant operations in manual mode in the event of a failure of the automation system controls.
Assist the Chief Engineer to oversee monthly and daily utility meter readings to be properly documented, logged and are properly audited.
Assist the Chief Engineer to oversee the annually required Reg 4 tests and repairs.
Assist the Chief Engineer to oversee the proper level of service to the tenants and take the action necessary to maintain and achieve Brookfield goals. Assist the Chief with oversight on service, repair and maintenance condition of all building systems, equipment; preserve the value of the property and to minimize downtime.
Assist the Chief Engineer to oversee compliance by engineering staff with Brookfield policies, including those concerning BEMC, safety, job performance, and personal conduct.
Assist the Chief Engineer to oversee the key control and requests. Maintain complete, accurate records of the building key control system.
Assist the Chief Engineer to oversee the crew training sessions on Code Compliance OSHA-mandated safety needs, teaching classes as directed. Provide with the proper oversight of records of all training activities and obligations as related to Human Resources/Brookfield Compliance.
Assist the Chief Engineer to oversee with the appropriate responsibility for maintaining base building drawings, all received as built drawings hard and soft format.
Assist the Chief Engineer to oversee the engineering dept maintain logbook and manage certificate cabinets for all Brookfield and code compliance documents, permits and related permits.
Assist the Chief Engineer to oversee and foster a positive work atmosphere by acting and communicating in a manner to facilitate positive relationships with customers, clients, co-workers, and management.
Assist the Chief Engineer to supervise, direct and oversee the daily activities of the engineering crew. Ensures that the crew perform in compliance with Brookfield standards.
Must have good communication skills to participate in meetings. with tenants and contractors.
High School Diploma.
Five years of building high rise operations and maintenance preferred.
Trade school classes preferred.
E.P.A. #608 Universal Technician Certification.
Union Certification B.O.M.A., preferred but not required.
Clear understanding of blueprint drawings, not limited to mechanical, electrical, plumbing, structural or architectural.
Understanding of combustion engine service, repair, and maintenance.
Experienced in Energy management Systems / Building Automation Systems
Experience with combustion engine service, repair, and maintenance.
Related Fire Life Safety device interface and routine code compliance understanding.
Ability to maintain a calm demeanor in emergency situations.
Apply principles of rational thinking to solve practical problems.
Write reports with proper format, punctuation, spelling, and grammar, using all parts of speech.
Organizational skills and ability to compile appropriate information to plan and complete tasks.
Desire to learn, ability to inspire and think outside the box.
Ability to work well with others and interact with the tenants in a professional and courteous manner is an absolute requirement.
Experience with EPA Energy Star, LEED EBO&M, BOMA 360 and commissioning.
Type “L” Weekly Fire Pump Certification.
Digital technology ability language.
Must be able to work consistently on time as scheduled on site.
