Realty Income is actively seeking an Asset Management Analyst for our Corporate Leasing team. The role involves enhancing strategies for retail lease renewals and sales, conducting lease and sale evaluations, and supporting transactions. The analyst will also contribute to learning initiatives and mange the retail client portfolio.
Responsibilities of the Asset Management Analyst:
- Collaborate in analysis and evaluation of properties and leases to optimize the value of real estate properties.
- Assist with the resolution of retail credit client leases, including lease renewal, request for assignment or sublease, and lease amendment.
- Evaluate client’s financial performance and review store-level financial profitability.
- Conduct market analysis to affirm re-lease strategy vs. alternative opportunities.
- Independently construct multifaceted and dynamic financial models and other ad hoc analyses to evaluate a wide range of real estate and leasing decisions across varying segments and organize findings.
- Support the Corporate Lease team in dialogue, discussions, and negotiations with existing and prospective ancillary revenue clients for purposes of growing rental revenue and adding incremental value.
- Conduct and present market research, property analysis, and client unit-level financial analysis for review and discussions with management.
- Prepare and present Asset Management capital contribution opportunities directly to Investment Committee for final approval.
- Support the lease and investment sale negotiations process along with the preparation of LOIs as needed.
- Effectively communicate internally and externally with brokers and clients.
- Collaborate and share quantitative and qualitative information gathered during lease discussions.
- Manage the Transaction Pipeline renewal and sale projections.
What you need to be successful:
- Bachelor’s degree (B.A.) from a four-year college or university, or equivalent work experience.
- 1-2 years of experience in real estate transactions, leasing, dispositions, and/or development.
- Proficient knowledge of the use and applicability of cash flows and financial analysis for real estate transactions.
- Understanding of commercial real estate and financial statements.
- Skilled with financial modeling, financial statement analysis, corporate finance, and transaction structuring.
- Proficient in MS Office programs, specifically Excel, Word, and PowerPoint.
- CA Bureau of Real Estate Salesperson license (or ability to obtain within 12 months of hire).

The hourly rate for this role is in the range of $31.20 - $43.00. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, (dependent on date of hire) to be discussed during the initial phone interview. Base salary and total compensation package determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
