Position Description

Advertised Job Summary	Provides skilled planned and corrective cross-functional maintenance and repair services including carpentry, painting, HVAC, electrical, and plumbing for designated facilities located at the National Advocacy Center, a secure building on the University of South Carolina campus, consisting of 264 hotel rooms, conference and training center, averaging 300 guests per week. Job requires work from 2:30pm to 11pm Monday thru Thursday; 8am to 4:30pm on Friday and on call duty for one week every 4 weeks. May require working shift work, holidays, after normal business hours and during inclement weather.
Minimum Required Education and Experience	High school diploma and 4 years directly related trade experience.Experience in a commercial or residential trades occupation including but not limited to carpentry, electrical, HVAC, and/or plumbing with knowledge of national and local code requirements for trades area. Must be able to complete a National Agency Check with Inquiries (NACI).Must possess a valid drivers license.

Preferred Qualifications	Preferred proficiency of carpentry and painting skills.
Knowledge/Skills/Abilities	Ability to work within established resources. Ability to communicate in writing and orally to management. Ability to maintain accurate records relating to time, materials and services provided. Ability to operate computer systems is essential. Having strong organizational skills and the ability to plan and prioritize work are essential. Must demonstrate dedication to team work and customer service. Employee must utilize safe work practices and promote safety in the work place.

Job Duty	Under limited supervision, maintains and follows a safe, productive, cost effective, and comprehensive planned and corrective maintenance program for constant reliable operations relating to all carpentry, painting, electric al, HVAC, and plumbing needs with In assigned buildings by receiving work orders; Communicating with the Call Center and the supervisor; Planning, Inspecting, verifying, communicating, and problem solving assigned maintenance issues; Ensuring that all work performed follows the departmental and OSHA safety guidelines, policies, and regulations; Ensuring that all facility systems are in safe working order and compliant with national and local codes and regulations while exhibiting professionalism in conduct, appearance, and work practices.

Job Duty	Assists with the coordination of the installation of new and modified maintenance related systems in the supervisor’s absence or at the supervisor’s direction to include but not limited to reading blueprints, schematics, or drawings; Consulting with University Project Managers, contractors, and sub-contractors to provide Information on existing systems that may be affected during a project and advice on requirements for future construction projects; Reviewing construction areas for maintenance requirements; estimating costs for project work based on length, scope, manpower, and equipment requirements; Actual installation or modification of maintenance related systems; Communication of expected installation or modification work with supervisory personnel; Troubleshooting new or newly modified systems to assure proper functioning of the system.
