Lendlease's Los Angeles Construction Team delivers large, complex commercial projects. This role will join the team constructing the Lendlease developed Habitat (3401 South La Cienega) project. The Habitat is a 12-story, 260 unit apartment building and 6-story 250,000 sf office building connected by an acre of open space (and two levels of subterranean parking).

ESSENTIAL RESPONSIBILITIES:
The following statements are intended to describe the general nature and level of work anticipated to be performed. They are not intended to be an exhaustive list of all required.
- Help develop, manage, and maintain project budgets and schedule. Regularly analyze progress reports with Sr Project Manager and team.
- Develop a working knowledge of all projects plans, specifications, and shop drawings, submitting RFI's as necessary.
- May assist in establishing the design management process. May collect cost estimates and provide value engineering guidance to effect design changes.
- Conduct buy-out of packages, or assist Senior Project Manager with the buy-out, including writing scopes of work, assembling packages, preparing and negotiating contracts.
- Ensure that the Lendlease values, including safety, sustainability, and diversity, are clearly explained to and understood by all. Set clear expectations to adhere and enforce them.
- Develop a thorough knowledge of all contracts. Immediately raise and address any non-compliance.
- Ensure daily correspondence and relevant documentation is thoroughly and timely logged per the project's documentation plan.
- Prepare and negotiate change orders with the owner, subcontractors, and others, having collected the costs for the changes and thoroughly analyzed them.
- Maintain working relationships with the owner, architect, engineers and subcontractors to facilitate construction activities. Organize, conduct and represent the company at project coordination meetings at regular agreed upon intervals.
- Manage and review vendor deliverables and material submittals reports.
- Review and approve subcontractor, vendor payment applications, and miscellaneous invoices.
- Assist Accounting in ensuring timely and accurate billings, along with collecting accounts receivables.
- Manage the project closeout process.
MINIMUM REQUIREMENTS:
- Possess the skills that would typically be achieved with about 5 -10 years of construction management experience. Demonstrates the ability to perform in the areas of reading plans, writing RFI’s, writing scopes, reviewing contracts, management of sub-contractors, negotiating change orders, and other key duties of the role.
- Experienced constructing large/complex commercial buildings as the General Contractor.
- Requires strong organizational, interpersonal, verbal and written communication skills.
- Proficient in Microsoft Excel and standard construction software applications including: Bluebeam, Primavera 6, BIM and construction documentation management systems (i.e. Procore, ProLog, PlanGrid, or others).
- Four-year Bachelor Degree in an accredited construction, engineering, or related curriculum; or experience equivalent to a four-year degree.
Base Salary Range in Los Angeles: $121,000 - $153,000
The above salary range represents Lendlease’s good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards Lendlease provides to employees. The base compensation amount offered to a successful candidate will be decided based on a range of factors, including but not limited to the candidate’s experience, skillset, and education level.
