This is an open and promotional recruitment to establish an eligibility list. The eligibility list will be used to fill any vacancies which may occur within a period of one year or until the eligibility list is depleted, and for substitutes to work on an on-call, as needed basis. Positions in this classification work 8 hours per day, 6:30 am - 3pm, 12 months per year. The recruitment process will consist of a training and experience examination and structured interview.
BASIC FUNCTION:
Under the direction of the Director of Facilities, Operations & Transportation and the Maintenance Services Supervisor, perform a variety of skilled Heating, Ventilation, Air Conditioning & Refrigeration servicing, maintenance, repair, and installation activities; operate the Energy Management System; and maintain and repair industrial kitchen equipment.
ESSENTIAL DUTIES:
Install, repair, and replace heating, ventilation and air conditioning systems and related equipment and parts such as pipes, traps, boilers, pumps, valves, coils, air and refrigeration compressors, furnaces, vents, fans, blowers, thermostats, motors, gaskets, filters, belts, relays, fuses, controls, switches, gauges, sequencers, economizers, actuators, dampers, and transducers.
Perform preventative maintenance and test defective parts, equipment, and systems to diagnose malfunctions and determine repair needs; monitor, inspect and troubleshoot systems to ensure proper voltage, amp, continuity, pressure and temperature levels; install, replace, test, and adjust temperature and combustion controls, instruments and systems.
Test and balance air flow of air conditioning and heating systems; move controls to regulate speed of fans and to adjust vents and ducts; install vents; run new duct diffusers; and adjust and install valves, thermostats, fans, pressure regulators and pumps; drain, flush and check chemicals on boilers; cut, bend, and join tubing, pipes, ducts, and wiring.
Interpret plans, blue prints, technical manuals and specifications as required; provide technical input regarding building designs; estimate materials and equipment needed for projects; locate and acquire parts and materials for repair or maintenance; monitor inventory levels of maintenance supplies and equipment; order, receive and maintain adequate inventory levels of maintenance supplies and equipment; contact vendors to request quotes, pricing and product information as needed; ensure assigned projects and activities are completed in a safe, accurate and timely manner.
Operate, configure and maintain the Energy Management System (EMS) to ensure smooth, efficient and effective energy use and allocation; modify system settings and utilize system tools and controls to troubleshoot and diagnose system malfunctions; test EMS to maintain proper settings.
Install, repair, and maintain industrial kitchen equipment such as freezers, ranges, ovens, steam cookers, and boilers.
Assist in ensuring District buildings, facilities and equipment comply with applicable laws, codes, ordinances and regulations; identify and report safety, sanitary, security and fire hazards to appropriate personnel; respond to emergency maintenance and repair needs as directed.
Assist maintenance personnel with special projects in other trades as assigned by performing unskilled and semiskilled duties; coordinate and provide work direction to assigned helpers performing unskilled and semiskilled duties; coordinate and provide work direction to assigned helpers performing unskilled and/or semiskilled maintenance work; collaborate with outside contractors, consultants and architects as directed.
Maintain HVAC-related service, repair and other records.
