In 1999, the General Services Department (GSD) was established to construct and maintain the City’s building portfolio. Since that time, GSD has evolved into a full service, client-centered department that provides a comprehensive suite of services to over 300 facilities; representing 7.7 million square feet of occupied space. As a full service department, GSD assists its clients in identifying the appropriate real estate solution and then provides design and construction services for the development of the facility. Once the facility is ready for occupation, GSD provides energy, property and security management services to ensure the lights come on and the facility is clean, well-maintained and secure. To further enhance the operation of its facilities, GSD established the Sustainable Growth division. This division is responsible for implementing green and sustainable property and energy management solutions with the intent of reducing operating costs and improving client satisfaction. DESCRIPTION OF DUTIES/ESSENTIAL FUNCTIONS
The General Services Department (GSD) is seeking an Assistant Project Manager that will assist with the management of design and construction projects for repair, rehabilitation, or alteration, including emergencies, of various City facilities including, but not limited to multi-service and health centers, community centers, office buildings, parks and maintenance facilities, etc.
This position will assist the project management staff with the successful delivery of Parks Projects, Capital Projects, Design Task Order Contract (TOC), and Construction Job Order Contract (JOC) projects for clients. This position will work closely with members of the General Services Department Design and Construction Division to support the successful delivery of projects.
With direct and team support, the Assistant Project Manager will also be required to manage several projects simultaneously and efficiently, demonstrate strong communication and coordination skills, possess a thorough understanding of design knowledge, architectural standards, building codes, vertical building construction processes and project delivery methods. This candidate will assist with all phases of the projects, from programming to construction administration.
Other activities related to the position include, but are not limited to, the following:
• Assist with planning and developing scope, schedule, and budget for parks and park facilities projects
• Prepares site analysis and needs assessments.
• Assist with preparing project reports and data.
• Assist with procuring, negotiating, and managing design and construction contracts
• Review design drawings, oversee construction, coordinate projects with various internal and external stakeholders such as IT, Security Management, Property Management etc.
• Ensure completed project work meets the required obligations under the contract
• Close out the project
• Coordinates and conducts assigned on-site walkthroughs to develop scope of work and determine the accuracy of proposals submitted by consultants and contractors.
• Conducts onsite visits for inspection, project quality control and punch list walkthroughs.
• Ensures that project work meets the requirements of the contract documents.
• Processes pay estimates, purchase requisitions, funding set-up, and other projects tasks using project management and financial (SAP) software.
• Maintains good working relationship with client and contractor representatives.
• Will require driving to various project sites to complete various duties for meetings and project site walkthroughs. • Performs other duties as assigned
WORKING CONDITIONS
The position requires stooping, bending and/or lifting of items of up to 30 pounds with occasional periods of walking on rough surfaces. There are occasional discomforts from exposure to moderate heat, cold, moisture/wetness and unpleasant air conditions. The position may involve occasional exposure to soiled materials and light chemical substances such as cleaning solutions. Requires the ability to make simple gross motor responses within large tolerances.
