Active Project
Lead the pre-construction and construction of tenant improvements on existing buildings and of a new ground up parking structure as part of the Health and Human Services relocation to the County of San Diego Operations Center. Upon completion of the development prepare the project close-out documentation.
Responsibilities
Project Responsibilities
Provide project management oversight and all internal and external coordination necessary to implement the project in conformance with the established objectives and commitments.
Assist with the design of the project by leading design meetings and client/end user coordination meetings, and promptly issuing minutes, documenting decision, directions, action items and due dates.
Coordinate and manage project activities with all internal and external stakeholders.
Manage the permitting process in order to obtain all necessary construction permits in accordance with the project schedule.
Manage the Architect, Consultants and General Contractor’s performance of the work during the pre-construction and construction phases in accordance with the project schedule.
Ensure general contractor’s compliance with local OSHA requirements.
Manage project finances including budgets, requisitions, value engineering, pay applications, disbursements, change orders and requests for additional services.
Prepare and update the project development schedule and monitor and evaluate the contractor’s construction schedule.
Assist in the selection of the project Architects, Consultants and General Contractors through preparation and management of an RFQ/RFP process including bid evaluations, scope review, and contracting negotiations.
Assist with the management of all logs, record keeping, reporting, project tracking and economic performance through project completion.
Prepare monthly and quarterly financial and progress update reports.
Coordinate construction commissioning and transition to property operations team.
Ensure proper documentation and delivery of project close out requirements including warranties, operations and maintenance manuals, as built drawings, final sign off of punch lists, final releases of liens, and exoneration of bonds.
Other Responsibilities
Provide due diligence, entitlement, design, and construction management support on new business pursuits.
Support San Diego’s development team on the planning and implementation of future development opportunities.
Support development team with transactional activities and preparation of documentation as required by purchase, ownership, lender, lease, or other similar agreements.
Knowledge/Skills:
Excellent written and oral communication capabilities which demonstrate appropriate interpersonal and team-building skills in interfacing with internal and external client, consultant and public/private relationships.
Ability to manage high-quality relationships with current and prospective institutional clients and partners, vendors and consultants, and other members of the business community in accordance with Lowe’s mission statement and core values.
Experience leading and supervising a project team.
Ability and willingness to think and act strategically with focus on Lowe profitability.
Project management, design, and construction management experience and skills involving development projects of significant size, complexity, and of institutional quality.
Experience with the full cycle of physical vertical construction process, including procurement, permitting, planning, design and construction of significant new construction projects.
Ability to analyze documents, review construction drawings, manage construction budgets and cash flow and schedules related to development projects.
Ability to function independently and accept direction from other members of the development and construction management team as necessary per the guidance of the Senior VP.
Ability to prioritize and handle multiple tasks while meeting established deadlines.
Superior knowledge of MS Excel and Word, and MS Project.
Qualifications
Qualifications:
Bachelor’s degree Construction Management/Architecture/Civil Engineering or equivalent work experience
5-10 years of experience working in construction management involving estimating, budgeting, scheduling, on-site management, and contracting.
Exceptionally strong quantitative and analytical skills.
Accreditation as a LEED AP, or experience with LEED certified projects is highly desirable.

Compensation: $120,000 - $130,000 annually, plus annual bonus eligibility.
