WHAT YOU’LL BE DOING AS AN SENIOR LEASING CONSULTANT Utilize your organizational skills and experience to provide the preeminent affordable housing accommodations in your community Through your daily interactions with prospective and current residents, you’ll create a welcoming experience and sense of community. Interview and process applications for new move-ins and lease-ups according to affordable program guidelines. Process certifications (including initial, interim, and annual); calculate retroactive rent while conforming to all applicable guidelines. Collect necessary documentation from current or prospective residents, and process verifications. Maintain accurate wait and transfer lists; review applicant files to determine eligibility. Facilitate renewal and recertification process for all residents. Participate in marketing, leasing, and resident move-in experiences, including partnering with maintenance to ensure unit turn for move in. Prepare all required agency reporting to standard. Support site and office operations as assigned by manager. Ensure all leasing paperwork is completed accurately and efficiently, including lease agreements, renewals, and move-in/move-out documentation. Maintain a high level of customer service with prospective and current residents, addressing their needs and concerns promptly and professionally. Ensure all leasing activities comply with federal, state, and local housing laws and regulations, including Fair Housing, HUD, Low-Income Housing Tax Credit (LIHTC) requirements, and Project-Based Voucher (PBV) program guidelines. Provide training and support to property management staff on compliance issues and updates to housing regulations. Manage PBV program requirements, ensuring accurate and timely submission of necessary documentation and adherence to PBV guidelines. COMPENSATION $25 - $30 / hour with an annual bonus that is tied to performance Qualifications WHO WE ARE LOOKING FOR You have at least 3 years experience with HUD Section 8, LIHTC, Project Based Vouchers, and/or other affordable housing programs You have COS/TCS/BOS credentials, or attainment within six months of hire; training is provided. Exceptional Communication: Outstanding communication and interpersonal skills, enabling you to build rapport with ease. Problem-Solving: Strong problem-solving abilities, allowing you to think on your feet and find creative solutions to exceed clients' expectations. Detail-Oriented: A keen eye for detail to ensure no stone is left unturned when it comes to providing an impeccable experience for our residents. Tech Enthusiast: Proficiency in leveraging technology tools and platforms including Microsoft Office, calendar management, our internal applicant database software (OneSite) and social media seamlessly.
