The Manager, Community Marketing, leads the team responsible for successful implementation, measurement and hindsight analysis of portfolio-wide and regional marketing programs.?This position will focus on initiatives that drive leads, leases, retention, and customer engagement at new developments, redevelopments, lease-ups, acquisition and stabilized assets. The Manager will be the main interface with the property operations teams of their assigned regions.
Responsibilities - Essential job functions include the following:
Lead, manage and coach the Community marketing team including projects and vendors
Serve as regional and community marketing “expert”
Develop the community marketing strategy, KPIs and roadmap, including ongoing support for stabilized, lease up and new development communities
Identify benchmarks, define KPIs, and establish reporting requirements and cadence to measure success?
Contribute to the achievement of the marketing department’s strategy and objectives
Review weekly ATR, leads, exposure, and occupancy reports to proactively identify where help is needed to support communities to achieve performance goals
Support and manage strategic community marketing efforts, including weekly email campaigns, paid search (PPC) and additional efforts as needed.
Ensure marketing tactics are optimized and incremental marketing support is added when needed
Execute community and regional marketing tactics and campaigns
Collaborate with team to analyze common concerns and evaluate root causes to address future issues
Support asset positioning, branding, and messaging
Assist with website and system updates, including updates within third-party CRM, email management, and multi-family technology solutions. Ensure lease-up targets are met on time and on budget
Shop competitors and conduct analysis to determine key differentiators and areas of opportunity
Tour communities and make recommendations to improve onsite branding and lead conversion
Oversee onsite use of marketing resources, including graphics, signage and collateral, and brand standards
Manage centralized reporting of community visits, observations and other relevant information
Keep community research and data up to date
Provide regional perspective to larger cross-functional marketing team
Manage feedback from various stakeholders and make timely adjustments to projects to address concerns
Maintain and manage a network of third-party vendors, including signage
Research and meet with vendors routinely to ensure support network is aligned with business objectives and goals?
Lead contract negotiations to ensure all agreements and contracts are in line with business requirements and are value driven?
Manage corporate events, as assigned
Manage expenses against budget, approve vendor invoices, and support forecasting and budgeting, and new vendor onboarding
Participate in all other marketing team activities and planning sessions
Work collaboratively with Essex marketing teams and other departments, including Operations, Revenue Management, Sales, and Business Intelligence.
Contribute to the development of all marketing associates and the positive culture of the group as a whole
Other duties and special projects as assigned by supervisor
Education: Bachelor’s degree in business administration, marketing or content, or a related field is required
5+ years of relevant corporate experience
2+ years of experience in management
Exceptional project management and leadership skills including managing agencies and or/vendors
Proficient in Microsoft Office 365: Word, Excel, PowerPoint, Publisher, OneDrive, Zoom, and project management software
Experience in real estate, architecture, or multifamily industry?is a plus
Exceptional project management and leadership skills

The salary range for this position is $88,000.00 - $132,000.00 per year. New hires generally start between $88,000.00 - $110,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.
This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
