VACANCY
The City of Pomona has an exciting opportunity for a Housing Inspector to join the Neighborhood Services Department, Housing Division team. The position, under general supervision, will perform a variety of technical duties involved in the inspection of housing units in the Housing Authority and other City Division housing programs; to ensure that housing units are up to standard and in conformance with required rules and regulations; and to maintain appropriate records and prepare reports pertaining to inspections.
The Ideal Candidate The ideal candidate should be able to concentrate on the details of the work content, work steps, and final work products. They should also have experience interpreting and implementing relevant Federal, State, and local laws, codes, ordinances, and regulations. Moreover, they should be oriented towards teamwork and possess excellent oral and written communication skills. They should be capable of reading and understanding building plans, specifications, and building codes and identifying whether construction systems comply with the requirements. Furthermore, they should be able to establish positive relationships with the community and appreciate diversity.

MINIMUM QUALIFICATIONS TO APPLY
Any combination equivalent to experience and training that would provide the required knowledge, skills, and abilities would be qualifying. A typical way to obtain the knowledge, skills, and abilities would be:
Education and Experience
Equivalent to a high school diploma supplemented by specialized training in real property management, building inspection, or a related field.
Two years of responsible experience in housing inspection, housing code enforcement, property management, or building maintenance, repair and construction.
License or Certificate
Possession of, or must obtain an appropriate, valid California driver's license.

Schedule and perform initial, annual, special and vacated unit housing inspections; ensure proper condition of units including compliance with Federal, State, and local ordinances and local building, construction and health and safety codes.
Prepare a detailed unit inspection record which describes the repair or rehabilitation requirements necessary to bring the property up to an acceptable condition.
Issue appropriate notices of default; conduct reinspections of completed work and repairs; terminate City programmatic contracts/leases with owners/tenants when required. Conduct damage and move-out inspections.
Conducts preliminary and follow-up investigations of alleged violations of the City's rental housing-related ordinances and/or Housing Quality Standards Code.
Represents the City at public events to provide information about housing-related programs.
Negotiate rents with property owners when programmatically appropriate. Answer questions and provide information to tenants, landlords, and the public.
Advise landlord and tenants of any pertinent Federal, State, and local laws, codes, ordinances and regulations including construction, health and building codes and regulations.
Coordinate with partner agencies including case managers, counselors, and program directors, to maintain continued and efficient program operations.
Perform related duties and responsibilities as assigned.
Special Requirements:
Essential duties require the following physical skills and work environment:
Ability to sit, stand, walk, kneel, squat, and climb; exposure to heat, outdoors, and electrical hazards; ability to travel to different sites and locations.
