Job Overview: The Director of Construction oversees all development activities (due diligence, entitlement, planning, and construction) pertaining to Ono Hawaiian BBQ restaurant and various real estate developments. They are responsible for ensuring that all development endeavors meet company standards and comply with external regulatory requirements while completing them within established schedules and budgets. Leading the Project Department, which includes (i) a team of designers/planners, (ii) a team of project managers, and (iii) a future team of maintenance personnel. The Director of Construction is pivotal in coaching and developing associates to enhance their performance and contribute effectively to the construction projects.
Responsibilities include but not limited to:
- Manage the daily operations of the project department, which initially includes (i) a team of designers/planners and (ii) a team of project managers. We may plan to add a team of facility management personnel in the future.
- Set up, maintain, and enforce the project department's plans, policies, procedures, and workflow.
- Set up schedules and budgets for each project and ensure they are met.
- Overseeing the due diligence for each project to ensure the feasibility of a project, including but not limited to verifying the zoning, easements, restrictions, utilities, surveys, environmental concerns, soil conditions, and property conditions and that such conditions meet the development needs of each project.
- Oversee the entitlement of a project, including but not limited to getting the approvals for site design, building design, traffic requirements, environmental requirements, and condition use permit, among other requirements.
- Oversee and qualify the selection of general contractors and subcontractors for the construction of all projects, including bidding on projects, verifying the scope of work, negotiating the terms/conditions, and getting contracts signed.
- Oversee and qualify the selection of outside consultants (contractors, engineers, etc.) Including verifying the scope of work, negotiating the terms/conditions, and signing contracts.
- Oversee the construction of all projects to completion within budget and schedule.
- Project types include ground-up construction, existing building conversions, shop spaces, and restaurant remodels. Restaurants include free-standing buildings with drive-thru facilities, endcap shop space with drive-thru facilities, shop space, and food court spaces. There are also other real estate developments that do not involve restaurants.
- Ensure that all projects comply with the lease agreements, purchase sale agreements, all recorded documents (including easements and access agreements, restrictions, etc), and governing agencies.
- Set up, update, and maintain prototype design for restaurants and design guidelines, standards, policies, and procedures.

- Will collaborate and work with other departments of the company, especially the real estate and operation departments.
- Will collaborate with landlords, governing agencies, outside consultants, and contractors.
- Work environment includes office conditions, travel to construction sites, restaurants, governing agencies, and meetings outside of the office, accounting for 50% of the time.
Requirements and Qualifications:
- General contractor license, architect license, or degree in construction management or project management.
- Minimum 10 years of planning and construction management experience.
- Ability to lead in a helpful, hands-on, people-centric, and non-bureaucratic manner.
- Demonstrate approachability that encourages team members and others within the organization to seek advice, alignment, and counsel.
- Great at dealing with a fast-paced, growing organization.
- Analytical and effective critical thinking skills in planning and construction, with a strong, strategic business orientation.
