Schedule: Full Time (Hybrid)
Pay: $125,000.00 - $150,000.00 / annually
Must have experience in Senior Housing.
Job Summary:
Manage all aspects of, and implementation of, renovation and capital improvement projects for existing senior housing communities in accordance with the MBK Senior Living Business Plan.
Essential Job Duties:
- Process capital projects in accordance with MBK Cap Ex policy and forms. Capital project assignments may include, but are not limited to, routine cap ex requests, activity spaces, restrooms, interior and exterior furniture, interior and exterior signs, minor and major upgrades, emergency and unplanned project assignments and technology upgrades.
- Manage capital expenditure budgets, which includes, but is not limited to, preparing analysis of budget versus actual costs, performance of the work compared to schedule and evaluating competitive bids.
- Review bids in relation to budget and highlighting potential variances for discussion.
- Prepare cap ex requests and construction contracts for capital projects.
- Manage contractors and their scope of work, including evaluation, approval and processing of change orders, and ensuring insurance requirements are met.
- Ensure final close out documents are provided by the contractor before final payments are made, including lien releases.
- Coordinate the work of architects, engineers, landscape architects, interior designers, utility consultants and other consultants, as needed
- Support the Job Cost Accountant, under the direction of the VPCP, to ensure timely processing of contracts and invoices.
- Manage budgets against actual expenditures analysis on a project-by-project basis as well as in total by community.
- Assist the Job Cost Accountant with monthly budget forecasting and updating the finance team.
- Responsible for managing construction team meetings and prepares agendas and meeting notes.
- Performs constructability review of proposed projects
- Ensure that design specifications are properly implemented in the field
- Support the VPCP by providing meaningful reporting on schedule and budget analysis by project at the monthly Cap Ex meetings and as otherwise required.
- Assist the VPCP on specific project assignments, such as request for proposals, landscape specifications, unit specifications and community order guides for each community.
- Establish and pre-qualify new and existing vendors, consultants, and contractors.
- Coordinate with the operations team and maintaining supportive relationships with the Executive Director, Business Office Manager and Director of Environmental Services.
- Perform other assignments as required by the VPCP.
Knowledge and Skills:
- Ability to manage multiple projects, provide budget and schedule reporting to the team.
- Ability to prioritize critical assignments and have a sense of urgency to get projects completed quickly.
- Although not necessary, but preferred, to have experience with YARDi software and construction job cost module
- Knowledge of construction processes, budget variances and forecasting
- Proficient in computer processes and MS Office software, including significant experience with MS Excel and MS Project.
Preferred Skills and Experience:
- Prefer 10 years of construction industry and project management experience.
- College degree preferred but not required depending on level of experience.
Physical Demands:
- Must be mobile and able to perform the physical requirements of the job, bending, kneeling, stooping, pushing, pulling and repetitive motion
- Ability to sit and work at a computer for long periods of time
- Ability to lift/carry up to 30 lbs. and push up to 20lbs. as necessary
- Some travel may be required up to 25%, which may include driving and air travel.
