Responsibilities Position Overview The Regional Transitions Coordinator is a key role within Willow Bridge Property Company, responsible for assisting with onboarding new property management assignments, managing the due diligence process, and overseeing the disposition of properties within the company’s portfolio. This position reports to the Director, Due Diligence & Transitions. Key Responsibilities Property Transitions: Active participant in transition calls with Regional and National teams. Provide onsite support and guidance during the transition process. Ensure all information has been received from the outgoing management company including lease files, technology login information, property logs, etc. Manage utility transfer and set up 3rd party utility billing company. Complete the Blue Moon Default Lease document. Assist with post transition file audits, as necessary. Champion a thoughtful, engaging, and impactful culture during the process. Property Dispositions: Project lead for property closeouts and the offboarding of properties and provide onsite assistance on closeout day. Schedule and host property close out calls with the regional teams. Submit closeout notices to national vendors. Submit IT closeout tickets. Track and ensure the completion of all property transition tasks in Basecamp across the portfolio. Due Diligence: Project lead for property due diligence for potential property acquisitions. Schedule and host kickoff a call with regional leadership. Participate in and assist with coordinating unit walkers and file audits with regional teams and Director, DD & Transitions and ensure necessary technology is available at each location for DD teams. Set up Basecamp projects for all property due diligences. Request DD packet of files/information from the broker or client and setup DD software. Compile all DD data and assist RPM with the data rollup. Support: Remain up to date in all areas of property management processes and policies within Willow Bridge Property Company Be a well-rounded base of knowledge to field questions and serve as a resource for team members. Assist with special projects as assigned by the National Director of Due Diligence and Transitions. Collaborate with other departments on cross-functional projects to improve overall operational efficiency. Qualifications Critical Skills & Qualifications The position requires up to 50% travel to various property locations nationwide. At least 2-5 years of property management experience including in-depth knowledge of all property management systems and programs that are performed at a site level. Previous experience in property transitions/project management within the multi-family industry is highly preferred. Bachelor’s Degree preferred. Proficient in Microsoft Word, Excel, Power Point, Smartsheet, Yardi, Entrata, OneSite. Highly motivated self-starter capable of working independently and in a team environment. Exceptional listening skills, ability to problem solve, and patience with team members of all skill levels. Demonstrated ability to work with multiple priorities and prioritize effectively to ensure successful completion of projects. Professional apparel and demeanor are expected when interacting with clients, colleagues and residents.
