Otis Elevator Company is searching for a highly motivated Sr Associate, Modernization Project Management - US West to oversee coordination of contract activities on multiple elevator modernization projects in our Los Angeles, CA branch. The project manager will ensure efficiency, cost containment, and manage customer expectations and satisfaction on simultaneous elevator modernization projects.
Role Overview:
Ensure flawless execution of each project to ensure that each project remains on schedule, within budget, and complies with all technical, safety, and regulatory requirements
Deliver first-in-class customer service and adhere to Otis’ Absolutes: safety, quality, and ethics
Coordinate all contract activities from the project award stage to customer handover and financial close of the project
Work closely with sales and field operations teams to ensure the elevator modernization is completed in accordance with all contract documents and is consistent with the required scope of the project
Provide regular updates on the progress of the projects to branch, regional and senior leadership
Proactively communicate with multiple representatives including general contractors, owners, building managers, architects and designers, state and local authorities and regulatory agencies concerning project design, preparations, and scheduling of installation for the equipment
Ability to work closely with the internal sales staff, superintendents, and senior leadership to ensure a successful project from both financial and customer experience perspectives
Perform construction process duties including: file management, surveying, submittal preparation, billing, owner / contractors’ payments, vendor load up and receivables, processing RFIs and optimizing change order opportunities, and maximizing project cash coverage
Accurately interpret construction contractual documents and contract modifications to determine cost of such change
Read and review architectural and structural drawings
Accurately analyze situations and assist in developing contingencies for estimates
Education / Certifications
High school diploma or equivalent required; bachelor’s degree preferred
Basic Qualifications
Ability to work in a highly team-oriented and dynamic environment
Must have basic knowledge of project management fundamentals
Must be strong in reading and analyzing structural (steel), architectural and electrical drawings
Candidate must demonstrate strong written and verbal communication skills to effectively develop expectations and relationships with internal and external customers
Needs to be self-motivated and able to manage many simultaneous projects and responsibilities
Successful candidate should be very comfortable in a technical environment utilizing Microsoft based computer software; MS Project, MS Teams, and MS Excel are a must
