JOB RESPONSIBILITIES:
Location/Schedule:
Tallgrass has a flexible working environment that offers employees the option to choose from compressed weeks with half-day Fridays or every other Friday off and Hybrid options for specific roles. Our spacious Lakewood, CO office has free parking, an on-site gym and food trucks every other week!
Primary purpose:
To oversee the organization’s operations and activities regarding the need for additional land. Responsible for researching, negotiating, and electing to purchase short- and long-term lease of land agreements and right of way that meet the organization’s goals.
Essential duties and responsibilities:
- Plan, organize and supervise Right of Way activities and staff; develop and implement right of way processes and procedures.
- Oversee all land related legal issues, including transfers of titles and deeds, construction, mortgage concerns and zoning.
- Responsible for resolutions and other legal forms related to land acquisitions.
- Responsible for professional and technical activities associated with the acquisition of rights of way.
- Participate in, coordinate, and supervise the acquisition, maintenance and administration of property rights and interests, including easements, leasehold, fee interests, licenses, and permits.
- Participate in, coordinate, and supervise regional land services for project management including route and site selection, title examination and curative, negotiation and acquisition, landowner relations, damage and claim settlement, cost estimation, zoning and permitting, survey management and preservation and maintenance of existing land assets.
- Provide support and assist counsel in defense of all types of litigation as needed.
- Report current performance and realistic future projections to Executive Management with regard to any issues impacting performance and make recommendations to address problems.
- Foster a positive open work environment, systems approaches and disciplined execution of all assigned tasks.
- Manage personnel-related matters, including providing performance-based feedback, providing support and completing administrative paperwork as needed.
- Lead Right of Way operations, set goals, monitor work, and evaluate results to ensure organizational objectives and operating requirements are met or exceeded.

JOB REQUIREMENTS:
Minimum requirements:
Education:
- Bachelor’s degree from an accredited institution in Business, Engineering, or a related discipline, or 10 years equivalent experience.
Experience/Specific Knowledge:
- A minimum of ten (10) years’ experience with right of way responsibilities in the energy sector.
- A minimum of five (5) years with direct people management.
- Knowledge of real property law, business law, commodity pricing, title examination standards and procedures, agricultural and ranching practices and general pipeline construction activity.
- Knowledge of engineering terminology, drawings, and maps.
- Knowledge of applicable federal, state, and local governmental laws and regulations relative to acquisition, maintenance, and management of right of way property interests.
- Knowledge of applicable company standards for title sufficiency documentation, common pipeline facility construction, project accounting and tracking, etc.
- Knowledge of land-related computer applications.
- Demonstrated success in managing departmental budgets.
- Demonstrated superior leadership outcomes in the areas of leading self, leading others, and leading an organization.
- Proven ability to drive positive change with continuous improvement.
- Intermediate proficiency level in MS Office applications that may include but are not limited to Excel, Word, SharePoint, PowerPoint, and Outlook.
Certifications, Licenses & Registrations:
- Must possess and maintain a valid driver’s license and a driving record satisfactory to the company and its insurers (for travel).
Competencies, Skills & Abilities:
- Strong written and oral communication skills.
- Strong interpersonal skills necessary to work with superiors, peers and subordinates including supervision of independent land contractors.
- Must be able to perform all essential and marginal functions of the job.
- Must be able to work with a team, take direction from management, adhere to required work schedules, and follow company policies.
- Ability to successfully perform multiple tasks with strict deadlines and prioritize work.
