Position Summary
We are seeking a qualified Senior Project Manager to join the team who will be esponsible for the management of assigned projects as outlined below as well as coordinate on Due Diligence projects with Land Development.
Responsibilities
- Due Diligence Focus
Kick off Due Diligence projects by identifying appropriate vendors/contracts needed and communicating community kick off and expectations in writing following division template
Follow up with vendors to contract (see AP Management)
Manage vendors to maintain timeline and assist vendors in prioritizing RAH projects. Communicate changes to timelines/priority projects.
Review reports as received, follow up with vendors to problem solve and resolve potential concerns
Ensure all reports meet company standards and will satisfy requirements
Coordinate with Land Development team to create Land Development Budget
Deliver end-product Due Diligence documents for AMC presentation
Provide regular updates on progress, escalate concerns as needed to mitigate delays, concerns, etc.
- Senior Project Manager
Assist/provide insight for Project Manager l and Project Manager ll as needed
Provide input on department policies, processes, paperwork, etc. with an ongoing focus on improvement, efficiency, and cost savings.
- Project Management
Coordinate with other departments (Land, Purchasing, Construction, etc) to address project specific needs/challenges
Update disclosures/sales docs as need to maintain sales pace and provide to sales team (upload to ShareFile)
Manage plan set changes (ex. code change)
Revise Development Plan as needed
Hold community kickoff meeting
Ongoing communication/deliverables on a project specific basis
Bond updates/CFD/Credit management
Serve on HOA board of select projects
- AP Management
Due Diligence contracting (shared responsibility with department coordinator).
Review and approve appropriate invoices, provide backup documentation as needed. Resolve coding if needed.
Submit timely and accurate Check Requests including backup documentation
Address incoming requests from vendors, finance, etc to resolve outstanding AP issues.
Process payments through E1 POs
Maintain credit card charge records
- Document Management.
Adhere to division- wide standard practices for folder structure in Z: drive, ShareFile, BuildPro, etc.
Upload, archive, revise documents in a timely manner and to appropriate locations
Follow standard templates for department documentation including but not limited to plot plans, sequence sheet, etc.
- General Duties and Responsibilities.
Special department projects as assigned
Attend and pass all required Richmond American training programs
Complete all established paperwork, reports and files in accordance with the company format and timeframes.
Present a professional image in accordance with company appearance standards.
Maintain a high level of ethics and integrity in all dealings.
Perform multiple detail-oriented tasks with simultaneous deadlines.
Build strong relationships with internal departments and other managers.
Other duties as assigned by the Division.
Excellent project management skills
Excellent written, oral, organizational and math skills
Requirements
- A bachelor’s degree in Construction Management, Architecture, Civil Engineering, similar or equivalent work experience
- Two years+ direct experience as homebuilder Project Manager successfully overseeing multiple steps of the Project Management process including but not limited to Due Diligence, Architecture, and DRE requirements
- Experience in Land Acquisition, Land Development, Land Brokering or Land Sales
- The reading of civil engineering plans
- Computer skills with word processing, spreadsheets, Outlook and MS Project programs are required

Compensation
- Base Salary: $130,000 - $145,000
- FLSA Status: Exempt
- Bonus Type: Year End Discretionary
