Under the supervision of the Manager, Facilities, the Utility/Groundskeeper is responsible for conducting general building repairs, either working by oneself or in a team, and prioritizing tasks and assignments in areas both in and around the facility with a proactive approach to deliver a safe and world-class environment daily to staff and guests visiting Dodger Stadium.
Essential Duties/Responsibilities:
- Review and resolve open work orders, and pro/reactively identify and complete repairs on a variety of Stadium equipment including Floor and Riser mounted fixed and temporary seating, vinyl, leather and fabric upholstered seats and furniture, with an ability to create patterns and stencils to duplicate finished appearances and installation methods currently deployed throughout the venue.
- Responds to service requests to perform general office repair and maintenance services, to include hanging pictures / artwork / memorabilia, repair damaged wall panels, ceiling tiles, office furniture and millwork (including laminate, stone and stained materials).
- Performs repairs and replacements on a variety of floor surfaces, to include grouted porcelain tile, vinyl, broadloom and tiled carpet surfaces, and painted / sealed / coated concrete.
- Conducts frequent walking inspection tours of the facility (including offices, suites, seating bowl, premium club and locker rooms spaces) to ascertain established standards of practice are being upheld in facility maintenance.
- Troubleshoot, collect and document appropriate levels of information related to equipment for repairs to be performed either in-house or by 3rd party Contractors with an ability to identify defective parts. Maintains a knowledge of appropriate replacement supplies for both current and discontinued equipment to relay appropriate information to complete tasks in a timely fashion.
- Conduct and document inspections and periodic testing, monitor and assist with Fire / Life safety equipment (including Fire Pumps, Standpipes, Smoke Detectors and Pre-Action systems, AEDs, etc.) including malfunctions and activations. Maintain a general knowledge base of systems as well as respond to active incidents as requested by Management via Dodger Stadium Emergency Action Plans, assuring compliance with policies and procedures at all times.
- Assist in maintaining an inventory of appropriate repair and replacement parts for Stadium assets and equipment, tools, keeping shop and storage / supply rooms in an organized condition.
Basic Requirements/Qualifications:
- This position requires a flexibility in scheduling, with the expectation to work either prior to and/or during all home baseball games (March thru October), concerts and additional public events, as directed, which includes frequent Overtime, Weekends and Holidays in a fast-paced, high pressure and public environment.
- Possesses a demonstratable general knowledge of construction and building systems, including basic structural, electrical and plumbing, mechanical, fire/life safety and entry door systems, with the ability to analyze the design intent to monitor and confirm performance conditions are continuously achieved.
- Strong practical problem analysis and solving abilities, with a focus to obtain, and independently interpret information, both provided and needing to be self-sourced. Prioritize repair opportunities, while demonstrating exceptional work habits in a reasonable timeframe to work requests while applying knowledge and skills to adjusting to actual conditions in a positive manner, delivering high-quality results.
- Ability to clearly communicate orally, in-person and in writing through email and CMMS systems, to multiple departments and entities, both internal and external, to a diversity of interested individuals, primarily in English and Spanish.
- Must be able to maintain strict confidentiality concerning sensitive information.
- Experience to safely utilize and operate a variety of equipment including motorized gas and electric golf carts, forklifts, scissor lifts, articulating boom, and genie lifts.
- Ability to navigate and safely utilize long runs of Stairs, ladders and scaffolding, while at times working in confined spaces or awkward positions, with or without accommodations, while transporting tools and supplies needed to complete tasks.
- Working knowledge, with the ability to identify and operate basic hand and power tools, with an understanding of appropriate tools and resources needed to complete tasks.
- Must have the ability to lift and carry 75lbs unassisted, stand, sit, crouch and bend throughout the course of daily activities.
- Must be a current member of, or an ability to the join SEIU 1877 Union upon being hired into this position.
