The Critical Environment Supervisor is responsible for the supervision, tactical execution, installation, repair, and maintenance of electrical, mechanical, and plumbing/piping equipment, machinery and controls located in the interior and exterior of building. This person is responsible to coordinate and integrate all aspects of electrical, mechanical and plumbing maintenance of all natures, maintenance contracting for service to critical equipment, planning for the capital equipment replacement and new construction with direct responsibility of the tactical deployment of the Critical Environment Team. This role is also responsible for team leadership responsibilities including development, on-the-job training, coaching, mentoring, and assisting with staffing job assignments.
This role requires on-site work hours to support a 24X7X365 data center environment and is not eligible for remote and/or hybrid work.
RESPONSIBILITIES, other duties may be assigned.
- Maintains, establishes and implement facility policies, procedures and organizational structure within the boundaries established by management team and corporate policy while ensuring no contradiction in federal, state and local operating regulations or laws
- Development of emergency response planning and response management and reporting of incident and emergency situations for all mechanical, associated controls and plumbing systems
- Leads, organizes, maintains, monitors, and performs preventive maintenance on all equipment including, but not limited to, refrigeration, heat exchanger, HVAC, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipment.
- Oversees work order for Preventative and Corrective maintenance on critical systems and building physical structure. Orders and budgets necessary parts and supervises work to complete all maintenance and perform necessary work.
- Supervises, operates and monitors critical and non-critical system equipment and components. Oversees all critical work efforts (including 3rd party contractors) for the safe and compliant operation, maintenance (corrective and preventive), and modification of critical equipment.
- Leads the response to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns
- Reviews and provides inputs in the preparation of and implementation of effective operating budget
- Confer with professional operations staff subject matter experts (SME’S) to find resolution to operational problems, develop and authorize operational procedures and approve all major estimates
- Maintain positive relationships and communication with staff and executive level management
- Utilize comparative evaluations between mechanical and controls systems performance and key performance indicators to monitor the effectiveness of operational programs through bench-marking and the utilization of best practices
- As qualified, perform Building Management System Console operations
- Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials
- Supervises the team to have a clean and safe workplace
- Provide updates and reporting to the Critical Environment Manager and Site Director
- Will stand-in for the Critical Environment Manager role as needed
- Will be able to supervise with confidentiality and discretion that will foster a positive environment that carries out local and corporate objectives
- Supervises, trains, develops, mentors and coaches Critical Environment Technicians.
- Has direct reports and establishes performance goals, monitors progress, and leads in ways to enhance their professional development and success of their team.
BASIC QUALIFICATIONS
- Technical college degree or equivalent work experience in lieu of degree
- Four or more years of data center experience or equivalent experience
- Completion of apprenticeship: Mechanical, Electrical, CPR, AED
- Journeyman, or QTS cert CET Level III or equivalent
PREFERRED QUALIFICATIONS
- Seven or more years of related experience in Data Centers or similar environment (i.e. critical facilities, military etc.)
- Two or more years’ experience leading or managing teams
KNOWLEDGE, SKILLS AND ABILITIES
- Excellent interpersonal skills with the ability to interface with all levels of the organization
- Exceptional customer service
- Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required
- Ability to manage complex situations during off management hours - single point of contact
- Strong written, verbal and interpersonal skills
- Ability to function in a team environment
- The ability to pass job-related skills assessments based on pre-determined scoring criteria and time frames.
- The ability to acquire and apply job-related knowledge within set guidelines and expectations.
- Position may involve frequent typing, standing, walking, pushing, pulling, bending, reaching and lifting. Lifting requirements may range from <10 lbs. - 50 lbs. on a regular basis, with heavier weights done in conjunction with other individuals or lifting aids.
