Maintenance Technician

What this job involves:
The Maintenance Technician will perform both preventative maintenance & corrective maintenance to mechanical, electrical, and plumbing equipment/systems in assigned data facilities. Assists Mechanics in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
What your day-to-day will look like:
- Clean HVAC coils, change filters and belts.
- Maintain and repair locks, locking mechanisms, closers, doors, and furniture.
- Maintain and complete documentation for fire extinguishers and other building systems.
- Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
- Prepare, prime and paint building interior and exterior surfaces and perform general handyman tasks to maintain buildings.
- Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned.
- Prioritizes all PM’s, corrective and emergent work orders for the site (annual, monthly, weekly, and daily).
- Update work order status in real time, utilizing CMMS system.
- • Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair
• Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
• Working on damaged electrical wiring when a shortage or severed wire occurs
• Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly
• Applying preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof
• Fixing potential safety hazards to avoid injuries
• Painting the building when old paint has become faded or chipped
Escalating problems or issues to Customer and Manager in a timely manner. - Complete assigned tasks that include but are not limited to: painting, pressure washing, cleaning, maintaining lighting system bulbs/ballasts (as allowed by any licensing requirements), plumbing, HVAC systems, water treatment ,hanging pictures, repair office furniture, locksmith work and general maintenance
- Maintain work order system (CMMS) daily and complete any tenant service requests
- Moves office furniture, machinery, equipment, and other materials as requested
- Perform assigned preventive maintenance and inspection tasks
- Support on-call or emergency response situations (if applicable)
- Troubleshoot all building systems, including electrical, DDC and pneumatic controls
- Comply with all safety procedures
- Participate in ongoing technical, safety, and operational process training programs
- Other projects and tasks to be assigned
WHAT YOU BRING TO THE TABLE
- 5+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
- Trade school education, union training, military service or college is desirable
- Universal CFC EPA certification required
- Experience using Microsoft Office (Word, Outlook, Excel, Teams)
- Ability to lift up to 50 lbs
- Comfort using ladders up to 30 feet tall
- Ability to frequently climb, bend, kneel, lift and/or drive
- Strong customer service skills
Estimated compensation for this position is:
$35 to $44 hourly
The facility is a 24/7 365 site , scheduled days will vary
