Description
GENERAL RESPONSIBILITIES: Assists with supervising, training, motivating, counseling, disciplining, evaluating and producing work schedules for assigned custodians. Performs inspections and insures corrections of duties assigned. Prioritizes and processes all maintenance requests. Under the direction of the building administration, schedules and provides services for extra-curricular activities, community education and building rental functions. Maintains a safe, clean and positive environment for all occupants. This position is designated as "Essential Personnel", which requires that employees report to their job site during emergency situations, such as snow, inclement weather, or other emergency situations. May be on call 24 hours, 7 days a week for emergency situations, including weather and other building emergencies.

Performs regular building inspections to insure safe and sanitary conditions, reports areas of concern to school administration for future action;
Provides periodical performance reviews for assigned staff;
Assists with orientation of new staff. Trains custodial staff on proper procedures, chemical usage, equipment usage and safety procedures;
Inventories supplies, insures acquisition and delivery in advance to maintain smooth custodial services;
Schedules daily work assignments and project work;
Processes and reports maintenance requests;
Counsels and motivates employees;
Corrects deficiencies and takes corrective action when appropriate;
Inspects equipment for cleanliness and safe operation;
Assists with cleaning classrooms daily by moving desks and other furniture prior to sweeping, wiping down surfaces, dusting, and emptying trash;
Assists with keeping buildings and grounds clean, and neat at all times including mopping/vacuuming, stripping, scrubbing, waxing, and polishing floors using mops or power-driven machinery, washing windows, blinds, sills, woodwork, doors, walls, and water fountains, cleaning and sanitizing restrooms; replenishing supplies, collecting and disposing of trash and litter inside and outside of building, stacking lunch trays, wiping tables, and lifting trash barrels into dumpsters;
Folds and moves lunch tables before and after lunch periods and other special events;
Ensures sidewalks, ramps, driveways, and steps are free from ice, snow and debris;
Ensures United States and Virginia flags are raised and lowered during set times and days ;
Ensures proper security of assigned building before/after school; locks and unlocks doors and gates, set alarms; verifies lights are on/off; verifies windows are locked; confirms exit doors are unlocked and panic bars are working properly when the building is occupied;
Performs a variety of minor and routine repairs and maintenance tasks; replaces lighting fixtures, minor furniture repair, adjusting shades, blinds, minor leak repair, unstopping plumbing, maintains motors and other mechanical equipment on a regular schedule; changes filters inside of the building on assigned schedule; regularly checks the functioning of the school generator and fire pumps, if applicable;
Moves, assembles, and maintains school furniture, as needed;
Loads and unloads school supplies and deliveries, as needed;
Responsible for the security of tools, supplies, keys, and other movable property stored in and/or used in the building;
Responsible for leading and participating in a rigorous and extensive cleaning and repairing program during the summer months resulting in the best condition possible of the school facility when it is re-opened for the new school year;
Reports to work during unscheduled times when special events are held as directed by supervisor or School Board Administration;
Assists with developing, implementing and maintaining substitute custodial plan;
Performs related work as required.
Qualifications: KSA's, Education
KNOWLEDGE, SKILLS AND ABILITIES: Educated and experienced in the use of various cleaning chemicals, procedures and equipment. Knowledge and skills in use of: mechanical tools to perform minor non-technical repairs; common electrical cleaning equipment. Ability to: train, plan work schedules and supervise employees; estimate quantity and types of supplies needed; understand and follow oral and written instructions; read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; establish and maintain cooperative and effective working relationships with others; write and maintain routine reports, records and correspondence; apply common sense understanding to carry out instructions furnished in written, oral and diagram form.
EDUCATION AND EXPERIENCE: Required: High school diploma or GED equivalency. At least one year of prior related work experience and/or supervisory experience. Preferred: A comparable amount of training and experience may be substituted for the minimum qualifications.

PHYSICAL CONDITIONS: Ability to: work with industry standard cleaning chemicals; regularly lift and/or move up to 10 lbs., frequently lift and/or move up to 25 lbs., and occasionally lift up to 50 lbs. without assistance; operate cleaning equipment; work in all weather conditions, and climb/use a ladder. Position requires significant climbing, stooping, kneeling, crouching, reaching, standing, walking, pushing, pulling, lifting, grasping, and repetitive motions. Communication is usually cooperative, but requires tact and discretion and reflects the need to motivate, persuade, or influence individuals.
Must have the use of sensory skills in order to effectively communicate and interact with other employees and the public through the use of the telephone and personal contact.
