Summary: Responsible for overall physical plant and facility maintenance ensuring that all facility equipment and systems, including HVAC, mechanical, electrical, plumbing, lighting, fire and life safety systems, security systems, climate control systems, wall and glass systems, roofing systems, telecommunications systems, food service equipment, and all elevators and escalators are properly and efficiently operating and maintained in good condition. Oversees efficient and effective use of green and energy saving systems and the proper delivery of event-related utility and engineering services. Performs the following duties personally or through subordinates:
Essential Duties and Responsibilities include the following; other duties may be assigned:
- Analyzes event information, schedules and resumes and determines necessary labor for completion of assignments in the most efficient and economical means in accordance with budget.
- Ensures proper and efficient operation of all facility equipment and systems and all green, energy savings systems.
- Plans, schedules, coordinates and supervises maintenance of Facility and equipment in-line with the standards of a first-class facility.
- Develops, recommends and plans preventive maintenance programs for facility equipment and systems in coordination with Assistant General Manager.
- Works closely with Assistant General Manager in the preparation and evaluation of Maintenance and Service Agreements as requested.
- Schedules and oversees all inspections of building and its systems.
- Plans and directs the work of maintenance and service contractors to ensure satisfactory work and compliance.
- Develops and implements an emergency action plan for system malfunctions or breakdowns; develops and implements corrective actions and solutions.
- Assists AGM in the development of the annual operating and capital budgets through developing and recommending repairs, upgrades and improvements for the Facility.
- Utilizes and ensures maintenance staff’s proper utilization of SMG Maintenance Manager System (Altum).
- Ensures compliance with current and future LEED standards and protocols.
- Acts as contact for suppliers, contractors and vendors.
- Acts as a resource for Sales and Events staff with event based technical inquiries and challenges.
- Ensures adherence to OSHA, NFPA and other applicable safety codes.
- Serves as Manager on Duty (MOD), periodically as required.
- Responsible for the implementation and training of employees on several Safety Programs as assigned by AGM.
- Maintains current Safety Data Sheets (SDS) on all products and ensures proper SDS labels and warnings are posted.
- Represents Operations Department (Engineering) during internal and external planning meetings.
- Responsible for the tracking and reporting of any changes to FFE to Assistant General Manager.
Supervisory Responsibilities
Directly supervises Facility Tech I and Facility Tech II employees in the Operations Department. Carries out supervisory responsibilities in accordance with SMG's policies and applicable laws. Responsibilities include interviewing; training employees; planning, assigning, and directing work; appraising performance; disciplining employees in conjunction with Human Resources; addressing complaints and resolving problems.

Education and/or Experience
Bachelor's Degree with major in Engineering is preferred.
Minimum of 7 years’ experience in supervision or management in a similar facility.
Skills/Aptitudes
This position requires significant skill and aptitude in leadership, judgment, decision making, resolution of complex issues, the ability to prioritize and to handle multiple projects simultaneously, the ability to work within budgets, and provide customer service.
This position requires excellent organization skills, the ability to meet deadlines, the ability to work with limited supervision and as a team member and requires excellent written, verbal and interpersonal skills.
Computer Skills
To perform this job successfully, an individual should have sufficient computer skills to operate Altum and the BAS as well as other automated systems. Requires ability to work with spread sheets and project tracking programs.
Other Qualifications
LEED Accredited Professional and involvement with BOMA, NAIOP preferred.
This position requires the ability to work flexible hours, including nights, weekends and holidays, in addition to normal business hours.
