Essential Functions

- Oversee the property management operations of a portfolio of multi-family assets consisting of approximately 10 properties and 1,500 units.
- Proactively establish and achieve financial goals by effectively managing property-level teams to meet or exceed budgeted revenue and expense projections.
- Macro and sub-market experts are capable of implementing strategic recommendations for all properties in their portfolio as related to market conditions, comparable properties, and the regulatory environment.
- Prepare weekly and monthly reports on management operation key performance indicators.
- Prepare financial reports including operating budget variance analysis and annual operating budgets for the portfolio.
- Define community objectives to optimize asset efficiency and achieve performance goals set in accordance with executive and ownership expectations.
- Drive revenue management pricing including attendance at all pricing calls with the revenue and asset management teams and ensure property-level teams are adhering to pricing policies and decisions.
- Regularly conduct property inspections with specific emphasis on risk management and portfolio curb appeal and overall cleanliness to ensure the highest standards are maintained.
- Maintain high economic occupancy levels through the portfolio by utilizing effective property staff motivation and making appropriate marketing recommendations.
- Effectively communicate corporate and community objectives and goals to site staff through regular communications, training, development, and delegation of authority. Follow up with Community Managers to ensure objectives and goals are met and hold direct reports accountable for the execution of the business plan.
- Hire, train, supervise, develop, and assess the employment of those supervised in accordance with company policies and directives. Perform consistent performance evaluations on employees.
- Promote a positive, growth-oriented environment for property staff.
Other Responsibilities
- Work collaboratively with other departments (Asset Management, Marketing, Accounting, Facilities, etc.) to ensure consistent and open communication.
- Promote positive, proactive relations by demonstrating a firm, fair and consistent manner in all interactions, keeping in mind the political and social impact of decisions.
- Participate in company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
- Perform special projects as requested by executive team leadership.
- Other duties as assigned.
Materials and Equipment
This role routinely uses standard office equipment such as laptop computers, smartphones, photocopiers, filing cabinets, and other presentation materials. Must be highly proficient in the use of computers, office software, and advanced property management-specific applications.
Knowledge, Skills, and Abilities
- Knowledge of organizational and community policies and procedures. Ability to apply policies and procedures to solve everyday issues.
- Proven professional verbal and written communication skills. Ability to create, compose and edit written materials. Ability to communicate clearly with prospects and residents as well as executive leadership.
- Ability to effectively present information to prospective and current residents. Demonstrate knowledge of demographics surrounding the assigned community. Must be self-motivated and a positive team member with effective communication and client relations skills.
- Knowledge of basic office practices and procedures and filing and maintenance of fiscal records.
- Demonstrated experience in providing customer service.
Minimum Qualifications Required
- Bachelor’s or Graduate Degree in business, real estate, marketing, finance, or related field preferred.
- At least 6+ years’ progressive property management and leadership experience at the portfolio management level. Experience with portfolios of over 1,000+ units is preferred.
- Demonstrated ability to hire, train, assess, and develop on-site operations teams.
- Exceptional skills with property management operating and information systems required, Microsoft Office 365 Suite, OneSite, Yieldstar, Ops Technology, and UltiPro a plus.
- Strong desire to learn, perform and advance is required.
